Before you pay any money other than a reservation deposit, your lawyer will get the following information from the Land Registry.


• Who owns the property and has the right
to sell it.
• If there are debts against it. For example,
a mortgage or court judgement. Also, if the seller is uptodate with the community fees and property taxes.
• If there are sitting tenants in the property.

• If it is subject to any special rules
such as subsidised housing.
• For new homes, if insurance is in
place to cover structural defects.

You are a nonresident in Spain if you live in the country for less than 183 days in a single year.
If you are present for more than this, you are considered a resident. Non
residents pay taxes on any income from Spanish sources while residents in Spain pay taxes on their worldwide income.

The NIE tax identification number is mandatory for all foreigners living in Spain and it is necessary for dealing with any legal, financial, professional or social affairs in Spain, regardless of whether you are a resident or nonresident. If you want to work, pay taxes or buy property in Spain, you need a NIE number.
